Everything you need to extend your lease

Lease extensions for Richmond, Twickenham and Barnes flats, handled from our office in nearby Raynes Park

Richmond upon Thames is one of London’s most expensive boroughs, and its lease extension market behaves accordingly. Values sit closer to prime central London than to the rest of outer south-west London, and transactions here are noticeably more cash-driven. That changes the calculation as a lease approaches 80 years: where a buyer does not depend on a lender’s view of the unexpired term, a short lease can still trade. The premium rises all the same, and marriage value below 80 years is expensive on a high-value flat.

The river shapes values across the borough. A flat with views over the Thames in Richmond, Twickenham or Barnes can be worth far more than a similar sized flat a mile inland in Whitton or Hampton Hill, and the premium for a lease extension follows that value. Period conversions on Richmond Hill, mansion blocks in Barnes and Kew, and 1930s purpose-built blocks in Teddington all have their own sales patterns. We value each flat on evidence from its own building or street, because that is what holds up in a negotiation.

One of the borough’s biggest housing projects is at Ham Close, where RHP, Hill Group and Richmond Council are replacing the existing blocks with a scheme of 452 homes. The first new block reached its highest point in November 2025, and the council has made a compulsory purchase order to support the scheme. Leaseholders on estates earmarked for redevelopment need advice before spending money on a lease extension, because the length of the lease can affect what they are offered when their home is bought.

Kew (TW9): Leafy & Sought-After

In Kew, we handle flats in developments like Kew Riverside Apartments and Emerald Square, plus period conversions on Kew Green. Ex-local authority schemes include High Park Estate and North Road Estate.

Twickenham (TW1 / TW2): Mixed Leasehold Stock

Our Twickenham work includes purpose-built flats in Twickenham House, Regency Court, and Twickenham Riverside, alongside ex-local authority estates like Heathfield Estate and Glebe Way Estate.

Teddington (TW11): Riverside & Town Centre Flats

We carry out valuations for leaseholders in private blocks such as Thames Point, Bishops Court, and Church Road Court, as well as ex-local authority developments on Stanley Road Estate.

Hampton (TW12): Smaller Leasehold Pockets

In Hampton, we handle smaller private developments like Hampton Court House Apartments and flats in converted period houses near Hampton Hill High Street, along with ex-local authority stock in Priory Road Estate.

Barnes (SW13): Prime & Exclusive

Barnes lease extensions often involve period mansion blocks such as Riverview Gardens, Elm Bank Mansions, and riverside conversions along The Terrace. Leasehold flats here are premium assets, requiring precise valuation due to scarcity of comparables.

What Happens After You Instruct Us in Richmond

Richmond cases are usually complete within six to twelve months of the notice being served. The work breaks down into three stages.
Stage 1: A Valuation Built on Local Sales
Blakes Chartered Surveyors visit your flat from our Raynes Park office, or value it from the desk where appropriate, and compare it with recent sales nearby, ideally in the same block, conversion or estate. We then advise you on the premium to propose in the notice and the figure you should realistically expect to agree with the landlord.
Stage 2: Serving the Claim and Agreeing the Premium
Arcadia Law serve the Section 42 notice on RHP or your private freeholder. The landlord must respond with a counter-notice by the date in your notice, which is at least two months after service. Our surveyors then negotiate with the landlord's valuer, and if terms cannot be agreed the First-tier Tribunal can settle the premium.
Stage 3: Your New Lease Is Registered
With the premium agreed, Arcadia Law complete the new lease and register it at HM Land Registry. Ninety years are added to the term you already have, and the ground rent is cut to a peppercorn, which in practice means nothing. Your flat is then much easier to sell or remortgage at its full value.

How the Statutory Lease Extension Process Works

Pricing a Lease Extension in Richmond upon Thames

The figure you pay depends on what your flat is worth, how long is left on the lease and the ground rent. In a borough with values as high as Richmond’s, the gap between a lease of 82 years and one of 78 can be significant, because marriage value starts below 80 years.

  • Former council flats now owned by RHP: Flats bought under Right to Buy before the transfer were usually sold on 125 year leases at a ground rent of around £10 a year, and those leases passed to RHP. Leases from the 1980s are now approaching 80 years.
  • Period conversions and mansion blocks: Many were sold on 99 year leases and some are already well below 80 years. High values mean marriage value can be a large part of the premium.
  • Newer riverside schemes: Some modern flats have ground rents that increase over time, which adds to the premium and can concern lenders.

You also pay your landlord’s reasonable valuation and legal costs, which the 1993 Act allows them to recover, plus Land Registry fees. Our own fee is fixed at £2,750 + VAT*, covering the valuation, the negotiation and all of the legal work, and paid in two equal instalments.

Lease Extension Calculator

Extending your lease is one of the most important steps you can take to protect your property’s value and mortgageability. If your lease is under 100 years or has a high ground rent, its value may already be affected. Once it falls below 80 years, the cost of extending increases significantly due to marriage value.

Our free, instant Lease Extension Calculator gives you an instant estimate of the premium payable under the Leasehold Reform, Housing and Urban Development Act 1993. It’s a quick, useful guide for leaseholders wanting to understand the likely cost of extending their lease before taking formal advice.

RHP, Private Blocks and Richmond's Leaseholders

Richmond Council no longer owns council housing. In July 2000 it transferred all of its homes to Richmond Housing Partnership, now known as RHP, which today owns and manages more than 11,000 homes for social rent and shared ownership. If you own a former council flat in Ham, Hampton, Whitton, Mortlake or elsewhere in the borough, your freeholder is very likely RHP rather than the council, and that is where your Section 42 notice must be served.

Outside RHP’s estates there is a wide spread of private freeholds. Richmond Hill and Twickenham have Victorian villas converted into flats, Barnes and Kew have red brick mansion blocks and Edwardian conversions, and Teddington and Hampton have purpose-built blocks from the 1930s onward, plus newer riverside developments. Freeholders range from investment companies to residents’ management companies and the owner of the flat next door. We confirm who owns your freehold from the title before any notice is served.
